Look at the valleys where two roof sections meet; if there are any gaps greater than 1/8", this is a sign that your roof needs to be replaced soon.  Look at the flashing around chimneys, pipes and vents; if it is cracked or missing, water will have a much easier time penetrating your home's interior.

Examine your gutters and see how they drain water away from your home; if water pools under them, it is another sign that you may need a roof repair.

Look for broken tiles on the ground near the roofline; this means that they are likely to begin failing soon as well.
